Weekly FACT
How does the Plum Creek Plan impact the Moosehead Lake Shoreland?

  • 30% of the shoreland is already developed
  • 25% of the shoreland is available for development
  • Of that 25%, 8% is owned by Plum Creek. Under Plum Creek’s proposal, 42% of their Moosehead shoreland will be slated for development; the rest will be put into a permanent conservation easement
  • 44% (84 miles) of the shoreland is currently publicly owned or protected through zoning that prohibits development
  • 15% (29 miles) of the shoreland was sold to the state by Plum Creek; this represents 42 percent of the state’s total ownership;
  • Plum Creek’s proposal will bring the percentage of protected shoreline on Moosehead Lake to 50 percent
  • Therefore, only 3% of Moosehead’s shoreline is proposed for development by Plum Creek.

Words of Support
An article published in the Bangor Daily News this week tackled the recent criticism of Plum Creek’s development on Roach Pond:

“A boat ride down the length of (Roach) Pond highlights the contrast between the new clustered properties and older camps like Wisher’s that were built over the years in a scattershot manner. The older cottages, set close to the water and in some cases surrounded by lawns, would be banned under today’s more stringent standards that require 200 feet of frontage, a 100-foot setback and a forest canopy along the shore.

Fred Candeloro (owner, Kokadjo Trading Post) welcomes Plum Creek as a good neighbor and says its planned development is preferable to the hodgepodge methods of the past.

He says conservation provisions included in the First Roach project ensure that the awe-inspiring scenery he sees from his store will be there to enjoy for all time. “With the concept plan, that stays,” he said, pointing to the clear water, verdant forest and mountains in the distance. “That view is going to be here forever.”
